Condensation in Rooflights

Understanding why condensation occurs and how the glazing, frames, room conditions and ventilation interact.

Condensation is a system issue

Moisture appears when a surface temperature falls below the dew point of the adjacent air. Glass performance is important, but frame design, junctions, internal humidity, ventilation and external conditions also affect the outcome.

Investigate before prescribing

Visible water may be condensation, leakage or a combination of both. The timing, weather, location and pattern of moisture help distinguish likely causes before repair work is specified.

Refurbishment needs realistic expectations

Improving one element of an older glazed roof may not remove every cold bridge or change the internal environment. The intended performance and limitations should be agreed for the whole assembly.

Discuss the project

Every building, opening and glazing package is different. This guidance is general and should be checked against the requirements, current standards and competent design information for the specific project.
